Good: clean, big room with good sunshine, staff is friendly although check-in process was a bit cumbersome. Nice for them to provide one trip of ride from checkin office to location. Con: location is a bit off main tourist area, however it's more residential with nice local diners, 3 convenient stores around walkable distance

Nice service apartment but need more English instructions inside ”
First of all, you need to check in at their Reception Counter across the Kyoto Station (bus station). They got wifi and you can drop your luggage there first (check in time 3pm). We took a cab at noon not far from Avanti Kyoto Station to Resi Stay Higashiyama Sanjo and it cost us around 1500 JPY, if you are a group of 4 and bring cabin size luggage it's worth it (bus from Kyoto Station will cost you JPY 230 or maybe 260, and a bit walk) The apartment was good enough, no breakfast and no room service; you need to separate the trash between can/plastic bottle/bottle and other then place it at the garage. There is kitchen so you can cook if you want; dishwashing liquid, microwave, electric kettle, washing machine and detergent are provided. But there is no english instruction about how to use the microwave and washing machine so you need to guess it by yourself. Check out time at 10am, you can keep your luggage at their storage room (room 101) and take it later. The location is nice, not very far from Sanjo Keihan station and subway, about 10-15 min on foot to Shinkyogoku and Nishiki Market

Location is nice, in a quite neighborhood, not far from supermarket and convenient store. But as I went with my mother, it would be better to stay a bit more closer to Gion. But for young people, the place is good! You could go to Gion, even until Kiyomizudera and Downtown Kawaramachi, by foot with "leisure pace". If you travel with elderly person, I highly suggest that you buy Kyoto City Bus & Kyoto Bus One-Day Pass. It would save time & energy going to and circling Gion & Downtown Kawaramachi, or farther. The staffs are very nice! I communicated with them by email before and during my stay, and they responded quite fast, and answered my questions. Facilities are almost perfect. If only they had a rice cooker. But it's a hotel, and usually hotel doesn't provide that. But a girl can dream... The reception counter is near Kyoto Station while the hotel is at Higashiyama-Sanjo. But since they provided free shuttle to go there, it's okay.

Good location & fully-equipped guestroom”
Everything’s perfect. The place is close to the Sanjo subway station and near the bus line that you take straight to the Kiyomisu-dera temple and Gion. There’s a couple convenience stores nearby too. There’s everything you need in the room. The beds were comfortable and the room was really clean as well as the bathroom. I thought there’d be some noise from other guests during the night but the apartment was very quiet which is great. The reception isn’t that hard to find—when you exit through the Central Exit at the Kyoto Station, take a right and walk down the hallway and take a left to exit the building. Then look for an intersection, there you’ll find a building across the road. Go in there and take the elevator to the 5th floor. I met a lady at the reception. She gave me a check-in instruction and a passcode for entering the apartment. She seemed nice but maybe it was just me but I felt she sounded a little impatient when explaining everything to me and I barely asked her any questions. That is the only con I can think of. If I ever come to Kyoto again, I’ll definitely pick this place.

Great budget room in an excellent location”
Stayed in a superior room, overall for the price it's very good value! Room spacious with mini kitchen and washing machine, and also a balcony. Also provided a helpful info pack on how to use the various electronics in the room and also guide to tourist hot spots and how to get to them. Only con was the toilet room was really small. The location is down a back alley near Sanjo and was extremely safe. It is right near Sanjo station so getting around Kyoto to all the sites was easy. It was also close to the main shopping area and all the restaurants. As others pointed out you have to go to the reception to pick up keys, which is a minor inconvenience, but for the price it's worth it. Overall we had a great stay and can fully recommend!

Big enough compare with Japanese hotel room size standard”
Better than expecation, the room is big enough and comfort, well equiped and with reasonable price. It was a good memory to stay there, if we have another chance, we will seriously consider Resi Stay again, and we will also recommend this hotel to our friends. The only thing that not so nice is the check-in counter is not at the same location, since we arrived late, so we have to check-in in aother day. It took our 1 hour's time to find the office nearby Kyoto station and do all the paperwork. But overall, the hotel is great.

Clean, Convenient, Excellent Service & Kind Staff”
Very convenient to explore Kyoto and the surrounding region, walked only 5-10min to the main shopping area of Kyoto. Bikes rented from resi stay were also good for moving around Kyoto. Facilities were clean and complete, we even managed to cook up one or two meals just to try fresh produce from the market. The staff were very kind, and waived the fee when we accidentally damaged one of their bicycles. Will definitely be back!

The place is easy to find. Just follow the instructions in the map the staff will give you. The only downside is that the booking office is at a different place. It's near the JR station in central Kyoto and the hotel is at Higashiyama near Gion.. but still the place is still awesome. It's very clean and the place is peaceful. Walking distance to Gion and some shopping areas and near subway stations

Good value for money”
It may be a hassle to check-in at kyoto station but mostly likely that’s where you arrive anyway and the hotel offer free shuttle bus to your accommodation. Please note the nearest Sanjo station is not covered by JR Pass. But the room is clean though small which is expected of Japan anyway. Given the space, it would have been comfortable for a couple and a bit tight for 3 guests with luggages and impossible for 4 guests with luggages. There’s a familymart and a local convenience store very close. The arrowtree store down the bridge offer excellent price for fruit & vegetable.

Pros: We could store our luggage in Kyoto Station before ck in and even in RESI STAY HOTEL after ck out. It was really convenient! Besides, the counter staff were all nice and patient to explain about Kyoto's traffic to us. Cons: It will be better if the door between bedroom and bathroom have a cover for it. Cuz the light was a little bit too shiny for us to sleep in the bedroom at night.

Cozy and quaint definitely recommend”
There were 4 of us and eventhough it was a little snug, the facilities made up for it. The balcony views were amazing we could find no fault with the accommodation. Anyone visiting Kyoto should check this place out. Guide was super friendly. The only (not-so bad) thing was we had to collect the keys from the office in Kyoto before heading over to the house in Sanjo. But they drove us to the place which was so helpful. Will absolutely come back to stay!

Great value for money”
Definitely great value for money. The room is quite spacious and comfortableThere's a little balcony that can be used to hang up clothes or simply to open up the space more. There is a separate kitchenette with all the utensils one needs + washing machine. I like that the toilet and bath/shower are separate and affords some privacy. Location is great either a short walk to a lot of places or an even shorter walk to the bus stops and the Sanjo subway station. They have a facility for luggage storage so you can maximize your time in Kyoto before check-in & after check-out. Didnt really get to interact with staff as the front desk is manned only a limited time during the day. But those we did get to talk to were very friendly and helpful. The reservations team were very thorough in their instructions and very helpful. Would definitely recommend.

Small but complete! ”
We booked a standard room with 2 single beds and 1 sofa bed for our family of three. Room is small, hardly any place to open our luggages. If you need a bigger space, Resi Stay Higashiyama may not be suitable. Although small, the room has: 1. A tiny kitchen with microwave, fridge, stove, kettle, utensils and cutlery. 2. A washing machine for washing our clothes 3. A balcony to hang our washed clothes My son particularly loves the WIFI speed. 麻雀虽小， 五脏俱全。 The room is small but it has everything you need for a good stay. Thank you Resi Stay.

In-room washing machine, stove, balcony and microwave are just fabulous and make ourself be like home. Room is clean and sizable for 3 persons. I would advise to drop luggage at hotel near Sanjo Station first then head up to check-in counter near Kyoto station. These 2 locations need 25 min bus ride. Overall, I’d enjoyed my stay and would like to recommend to you all!

We a booked triple room but only 2pax stay, the room big enough for us to keep 4 luggages. Check in counter at Kyoto station is easy to reach. Management arrange shuttle van to fetch us arrive the Hotel. We enjoyed everything in the room, microwave, washing machine, fridge, kitchenware which is very convenient to us. We can keep the luggage at the store room after checked out, we are feeling very safe here. Thank you the management. Sanjo station is just within 5 min walking distance. Suggest management include station entrance/exit No.2 where elevator available (the station entrance T11 show in the hotel map just a staircase which is very inconvenient to traveler who carry with big luggage). This area is a bit quiet and less tourist, but we can walk about 15min away and find Teramachi Kyogoku Shopping street there. Overall it is our pleasant stay in this hotel.

Pros : the location is excellent, walkable distance from Gion, near the kamo river (perfect for bicycles our a walk at night). The room had plenty of space, the bathroom was nice, there's even a kitchen (which we didn't really need though). It was clean, had a balcony, very quiet. Cons : the check-in reception counter is not the same location. You would have to walk 15 minutes in between, and like 15 minutes from kyoto station. Other than that, we loved out stay. They offer a 1500 yen bicycle rental for your stay, which is nice and I would recommend it. Overall, very nice stay.

The guesthouse is located in a nice residential neighbourhood, there’s a van that took us to the guesthouse after we checked in at the counter near Kyoto Station. (Take note that the reception check in counter is different from the actual place that you’ll be staying if you book this place). Their receptionist are helpful. My husband and I stayed at the Standard room. The room is spacious for the two of us, and it’s really worth the price that we paid. There’s a washing machine that’s really convenient. There’s no dryer but you can hang your clothes at the veranda and it will dry easily. Fast internet connection. It’s near convenience stores and subway station. Walking distance from the Kamo river/Starbucks, pontocho street. when you check out, you can leave your luggage at their storage room free of charge. **the only thing i noticed is that when we entered the room there’s slightly smell of smoke (like in cigarettes). as from what i understand is that it’s a non-smoking room.

it has kitchen, roomy, nice airconditioning , tv with many channels, a fridge, and some coffee and tea to start off and some tidbits, lovely stay, and a table to eat. great value and price. staff at the check in area are helpful and provide great tips. taught us how to go and avoid most crowded times, and what is on , and introduce us to night illuminations, also tofu, and food places.... just that the check in place is away from the hotel as the downside, butt..... I will definitely stay again with resi-stay so helpful and professional and flexible t help. great place , good value stay

Extremely helpful! Quick response. Place was wonderful! Walking distance to downtown kyoto, Gion and Kiyomizu-dera. Slight hassle to check in for it is in another location, but it not much of a big deal. Wouldn't have minded if i wasn't raining heavily the day we checked in.
