“Inconsistent”
Some aspects of this property were great, and some were awful, and some were just confusing. During the week, it's nice and quiet, with few guests. The pool is huge, there are free pool floats, and there's even a little kiddy pool (just a playground set on top of water). The kids' club is quite good - comparable with some of the full-on resorts in Cam Ranh - but grimly lit and a bit dirty. And, the buffet is pretty good, most of the time - the guy at the banh xeo station in particular does a fantastic job every morning. BUT - over the weekend, you may be descended upon by hordes of excited children on a school trip, and they may wake you up well before the crack of dawn to have an impromptu, extremely loud pool party. And the hotel staff may be completely aware but unable to do anything about this extremely loud 4:30 am disruption to all the other guests. At certain times, the buggy service may also be completely inconsistent - in most cases we found a buggy within minutes, but in some cases we waited close to 45 minutes for a buggy from the beach, and were barely able to make the separate shuttle into the city. Speaking of which, the return shuttle from the city also departed a full 40 minutes earlier than stated on both our ticket and by hotel staff when asked - no reason given or apology offered for that miscommunication, which had us abandoning our meal and rushing through a mall at the last minute. Also be aware that despite the understaffing (on buggies) and lack of attention to maintenance details (our window let bugs in until we taped it up; neither of our toilets flushed properly despite requests to fix it or at least give us a plunger) they definitely have the bandwidth to hawkeye you at the buffet and make sure that a) all children above 5 pay an exorbitant price (approximately 25% of the price of the largest apartment per child) and b) you are not stealing any *water* from the breakfast buffet (despite the same being offered in the lobby). On a final note - they do randomly have some pet peacocks and deer that they let you feed. And apparently you're allowed to pick any (non coconut) fruit that you find on the property! Though we didn't see anything aside from some small jackfruits and couple of unripe breadfruit.
